A refurbishment and demolition asbestos survey (formerly a Type 3 survey) is required before any refurbishment or demolition work that will disturb the fabric of a building. It is fully intrusive, going into voids, ceilings, floors and the structure itself to locate all asbestos-containing materials in the affected area.
It’s a legal requirement under the Control of Asbestos Regulations 2012 to identify asbestos before work begins, so it can be removed or managed and contractors are not put at risk.

Why can’t I just use a management survey before demolition?
A management survey only covers materials likely to be disturbed in normal use and is largely non-intrusive. Refurbishment and demolition disturb the structure itself, so a fully intrusive R&D survey is legally required to find hidden asbestos first.
Does the building need to be empty?
Because the survey is intrusive and opens up the structure, the area being surveyed usually needs to be vacated and may need making good afterwards. We’ll agree access and scope with you before attending.
Is a refurbishment & demolition survey a legal requirement?
Yes. The Control of Asbestos Regulations 2012 require asbestos to be identified before refurbishment or demolition work disturbs it. The survey is how you meet that duty and protect everyone on site.
