What if my air test fails?
You get unlimited re-tests within the specified timeframe, with full diagnostics and video diagnostics so you can see exactly where the leak is. Most re-tests pass within a week once the gaps are sealed.

Why does a semi or terrace need sound testing when a detached home does not?
Part E requires sound insulation testing between adjoining dwellings — the separating (party) wall and any separating floors. A detached house has no shared walls or floors, so it is exempt. Semis, terraces, flats and mixed schemes all need it.
What does the package price cover, and what is quoted separately?
The headline price covers SAP + EPC, Water, Air, Ventilation and Sound testing as a fixed bundle. Overheating is quoted on review of your drawings because the cost depends on whether you qualify for the simplified method or need a full TM59 simulation. Send us your plans and we confirm the full price, usually within 48 hours.
What happens if the sound test fails?
We help diagnose the issue and specify the solution — so a failed Part E test becomes a clear list of fixes, not a dead end. Most issues come down to flanking paths or junction detailing that can be resolved and re-tested.
Can you book the air, ventilation and sound tests in one visit?
Wherever the programme allows, yes — combining the on-site tests into a single visit saves you co-ordination time and travel fees. We schedule them around your completion date.
Can you do this anywhere in the UK?
Yes. We cover England, Wales, Scotland and Northern Ireland. SAP equivalents in Scotland (Section 6) and Northern Ireland (Part F1) are handled under the same fixed price.
