What if my air test fails?

Before you ask us.
Do I really need all five of these for a detached new build?
Yes. For a detached new build dwelling, Building Control will require a SAP Calculation and EPC (Part L), an Overheating Assessment (Part O), a Water Calculation (Part G), an Air Pressure Test (Part L) and a Ventilation Test (Part F) before sign off. The only one you can skip is Sound Insulation Testing (Part E). That applies to semis, terraces, flats and mixed schemes.
What does the package price cover, and what is quoted separately?
The headline price covers SAP plus EPC, Water, Air and Ventilation as a single fixed bundle. Overheating is quoted on review of your drawings because the cost varies depending on whether you qualify for the simplified method or need a full TM59 dynamic simulation. Send us your plans and we will confirm the full package price, usually within 48 hours.
How is the package cheaper than booking the services separately?
One provider means one visit for the on-site tests, one project manager handling scheduling, and one invoice. Booking the air and ventilation tests in a single visit, and bundling the calculations, saves on fees versus appointing separate contractors — and the time saving on your build programme is usually bigger than the cash saving.
How long does the whole package take?
Design Stage SAP, Water and Overheating are produced from drawings, normally 1 to 5 working days. The Air Test and Ventilation Test happen on site, usually on the same visit, near the end of the build. As Built SAP and the EPC follow once your air test passes.
What happens if the air test fails?
We issue a diagnostic report pinpointing where the leakage is coming from (service penetrations, window seals, wall-to-floor junctions are the usual culprits), with video diagnostics so you can see it, plus unlimited re-tests within the specified timeframe. Most re-tests pass once the obvious gaps are sealed.
Can you do this anywhere in the UK?
Yes. We cover England, Wales, Scotland and Northern Ireland. SAP equivalents in Scotland (Section 6) and Northern Ireland (Part F1) are handled under the same fixed price.
