Why does a conversion need a SAP and EPC?
Creating a new dwelling by conversion (a "material change of use") brings it under Part L. A conversion SAP demonstrates the energy performance of the new dwelling and produces the EPC, which Building Control will expect at completion.
Does a conversion need an air test?
Not usually — air pressure testing is generally a new-build requirement. Conversions are assessed on Part L via the SAP, with Ventilation (Part F) confirmed on site. If your project is unusual, tell us and we will confirm exactly what applies.
Do I need sound testing?
Only if the conversion creates adjoining dwellings (e.g. splitting a building into a semi, terrace or flats). A single detached conversion does not. If yours does adjoin, use the finder again — the semi/flats/mixed conversion package includes Part E sound testing.
Can you do this anywhere in the UK?
Yes. We cover England, Wales, Scotland and Northern Ireland, with the equivalent energy standards (Scotland Section 6, Northern Ireland Part F1) handled under the same fixed price.
